1.1 million tourist rental beds in Spain at risk of removal

Spain: More than 1.1 million tourist rental beds in Spain could be removed from the market starting August 1, 2025, if hosts fail to comply with the new registration requirements for Spain’s National Registry for Tourist and Seasonal Rentals.

The registry, which has been in effect since July 1, requires short-term rental properties to be registered and display a Rental Registration Number (NRA) to legally operate. If listings do not include the NRA, platforms like Airbnb must remove them, which could affect 87% of the country’s short-term rental supply during the peak summer season.

According to data from travel intelligence firm Mabrian, only 13% of short-term rental listings in Spain had completed the registration process and updated their listings with the NRA by mid-July. This leaves most properties at risk of being removed. The National Registry, which takes precedence over regional and municipal rules, aims to formalise the short-term rental market in Spain.

Mabrian’s research also shows large differences in how regions are handling the registration process. In Andalusia, for example, only 10.2% of Airbnb listings include the NRA, even though 83% have a local license. Similarly, Catalonia, the third-largest region for short-term rentals, shows just 8% of listings with the NRA, even though 75.6% have a local or regional license.

Mabrian warns that the slow pace of registration means that 1.1 million beds could be removed from the market, which could have significant impacts on the tourist experience and local economies that rely on seasonal tourism. While the registration process is ongoing, it is unlikely that all listings will be updated before the deadline, leaving a major portion of the rental market unavailable during one of the busiest travel periods of the year.

Despite the challenges, some regions, like Madrid, are seeing progress, with 57.7% of Airbnb listings with local licenses already completing the national registration. Other regions like Galicia and Aragón have also seen improvements in registration numbers.
