Spain: Student accommodation operator Nido Living has partnered with PMS provider eviivo to expand its ‘flex living’ model across Iberia, adapting student housing for short-stay guests during peak holiday seasons.
The collaboration follows Nido’s €1.2 billion acquisition of Brookfield Asset Management’s Iberian student housing portfolio, Livensa Living, in June.
Since the partnership began in late 2024, Nido’s Spanish properties have welcomed more than 18,000 leisure and extended-stay guests. Nido Príncipe Pío in Madrid set a single-day record with 782 room nights booked, while Nido Malvarrosa in Valencia surpassed 2,000 room nights in its first two weeks of flex renting and reached 80% occupancy in May, well above the regional average of 55 per cent, according to PriceLabs World STR Index.
Nido said the partnership allows it to generate revenue year-round, with a significant boost in summer months, while maintaining a student-first approach during the academic year. eviivo provides an integrated platform for OTA listings, guest communication, payments, and property operations, alongside custom-built short-stay websites for Nido’s hospitality offering.
Tony Allen, operations director at Nido Living, said: “When selecting a technology partner, we were clear that we didn’t want to juggle multiple systems or introduce unnecessary complexity for our teams. eviivo’s flexibility in supporting our short-stay accommodation and hotel operations has been a huge advantage.”
Ruth Whitehead, COO at eviivo, added: “Nido is a standout operator in the student accommodation space, and their move into flex living is a forward-thinking evolution of their business model.”
